Arrival & Departure

  • Check-in Time is 1:00pm. Payment is due at check-in, no partial payments, no exceptions
  • Check-out Time is 12:00 noon
  • Prices are for 2 people. $5 fee for additional person per day/$30 per week/$ 75 per month
  • Maximum number of guests per site is 4
  • NO REFUNDS, or PRORATED RENT ON EARLY DEPARTURES
  • Monthly guest payments are due in full on the same day of arrival each month
  • All Guests must register with front Office
  • Guests are responsible for the actions of their visitors

Parking and Vehicles

  • Two (2) vehicle limit on each site plus your RV. Additional vehicle: $2/per day, $14/week, $50/ month at management’s discretion and approval
  • All vehicles must have current registration, Inspection and License plates. All guests and visitors must provide proof of Registration and Insurance on your vehicle and RV at check in, and both be current at all times
  • All vehicles must be in operational condition, Vehicles leaking oil or fluids are prohibited in the Park and must be repaired off park property. Any damage created by leaking vehicles will be repaired at the owner’s expense
  • No boats or flatbed/utility trailers
  • Do not allow any vehicles to protrude from RV site into the flow of traffic
  • No type of mechanical repair, whether to vehicle or RV is allowed
  • The speed limit in the park is 5 mph
  • Parking in vacant RV sites will result in being charged the daily rate and/or vehicle being towed, No parking in grass
  • No car or RV washing with RV park water, $50 automatic charge upon violation

Rig and/or Site Appearance

  • We reserve the right to refuse service to any rig based upon its appearance and/or condition
  • Pressure regulators are recommended for your water connection
  • It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping, no exceptions
  • No open flames or fireplaces such as chimneys open fire pits (small personal BBQ grills are allowed)
  • Outdoor items should be neat and orderly
  • No tires, 55-gallon drums, generators, refrigerators, freezers and other storage containers are allowed on your site. Storage containers under rig allowed, maintained in neat appearance. Only professionally built or manufactured storage units are allowed.
  • Keep all cords, cables and hoses coiled and bundled
  • Trash must be put in dumpster. If you keep trash outside RV, it must be in a closed receptacle. It is up to you to keep the area around RV neat and clean.
  • No storage of personal property outside your RV.

Pet Rules

  • Clean up after your pet on your Lot and while walking, otherwise a $10.00 charge will apply
  • All pets to be on a leash in owner’s hand at all times while walking in the park
  • Pets are not to be left unattended outside the RV
  • Constant or frequent barking will result in you being asked to leave the park
  • Limit two(2) pets per lot
  • Pet owners are responsible at all times for their pet, including injury, destruction, and annoyances to other guest, and the Park Management shall not be liable for any loss, damage or injury of any kind whatsoever caused by the pet

General Rules

  • $35 ALL NSF CHECKS
  • A $50 charge will apply to guests that leave their site and do not clean up their space area upon vacating, Additional $25 Site cleanup fee (if above average cleaning needed)
  • If payment is not received by the close of the 2nd day after, there will be a $20 late fee, plus $5 each day after.
  • Minimum electric charge is $35.00
  • No grease, shop towels, plastics, etc. put in the sewer. Absolutely nothing is to be put into the sewer system other than toilet waste
  • Quiet hours are from 10:00 pm to 7:00 am
  • Do not hang towels, bathing suits, clothes line and/or clothes outside your RV
  • No swimming in the pond
  • Keep grass free of all items
  • Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. Children under the age of 10 must be accompanied by an adult at all times
  • Management of Dayton Pines RV Park is not responsible for loss or damage to guest’s property due to theft, vandalism, fire, accidents or any other casualty or act of God. Guest expressly assumes all risk of such loss or damage and is responsible for carrying his or her own insurance. In addition, damages of any kind caused by guest or visitor of the park shall be billed to guest
  • By law, Dayton Pines RV Park is a service-oriented business and therefore we do not have a tenant/landlord relationship with any daily/weekly/monthly guests
  • We do not guarantee the same site, if you choose to extend. Check with the manager for possible extension
  • While on the property, please put all cigarette butts in the proper container
  • Children under 12 years of age must be accompanied by an adult in restroom, laundry room and office
  • Children under 14 years of age need to be accompanied by an adult while near the ponds for safety reasons
  • We reserve the right to refuse continued residency privileges to “offenders” of park rules
  • EMERGENCIES: call 911
  • Owner reserves the right to change the rules without notice

The Dayton Pines RV Park will not tolerate any obnoxious or offensive activity of any sort that could interrupt and or adversely affect the enjoyment of other parties utilizing our facilities. In the event of obnoxious or offensive activity, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without refund

Upon notice, GUEST SHALL HAVE 24 HRS TO VACATE. FAILURE TO COMPLY WILL RESULT IN ALL UTILITIES AND ELECTRICITY TO BE DISCONNECTED IMMEDIATELY. ELECTRICITY AND WATER ARE THE PROPERTY OF RV PARK. FAILURE TO PAY ANY AMOUNT DUE IS CONSIDERED “THEFT OF SERVICES” TEXAS PENAL CODE 31.04 & CRIMINAL TRESPASS 30.05.

Indemnification

For Loss or Injury:

RV guest shall indemnify and hold harmless Dayton Pines RV Park, its officers, owners and employees from any and all claims, liability and expenses, loss, damage, thefts, costs including but not limited to attorney and other professional fees, award, fine or judgment for injury to person(s), loss of life or damage to property arising out of the guest’s exercise of his or her rights hereunder, Tenant’s alleged or actual negligent act, regardless of whether such act is active or passive, except as may be solely caused by the intentional acts of Dayton Pines RV Park, its officers, owners and/or employees.
